As home prices continue to rise, The Bentonville Bulletin is tracking the most expensive sales.

In 2025, nearly 100 homes within Bentonville city limits sold for $1 million or more. A decade ago, prices that high were rare. In 2015, only two homes crossed that threshold.

So far this year, at least eight home sales reached the $1 million mark — four in January and four in February, according to records from the Benton County Assessor.

No. 1: 951 NW C St. ($3.2 million)

This 3,970-square-foot contemporary home is part of Nelagoney Glen, a luxurious six-residence enclave on the northern edge of downtown Bentonville. Designed by Modus Studio to complement the surrounding landscape, the home is integrated into its wooded setting.

Set on nearly half an acre next to Park Springs Park, the property prioritizes natural light through floor-to-ceiling windows.

Interior spaces are anchored by a chef's kitchen equipped with premium appliances and a large walk-in pantry.

The layout includes four bedrooms and an office/studio with its own bathroom. The primary bedroom features heated floors and a spa-style European wet room with soaking tub, along with an oversized walk-in closet.

At $3.2 million, this home sale is the most expensive in Bentonville so far this year.

No. 2: 210 Somerset St. ($1.5M)

Built in the early 1990s, this property near Coler Mountain Bike Preserve includes a 4,150-square-foot main house and a 1,150-square-foot guest house. The single-level main residence was originally built as the builder's personal home, with an open floor plan that includes multiple living areas, a large kitchen, formal dining room, office and an additional room connected to the primary bedroom.

The 1,150-square-foot guest house functions as a fully independent space with its own kitchen, living area, bedroom and 1.5 bathrooms.

Outdoor features include a private pool, entertainment area and two separate lawn spaces.

The property last sold in 2020 for $550,000. Between then and now, the property appears to have been remodeled, but those updates are not reflected in online listings.

No. 3: 3801 SW Essence Ave. ($1.092 million)

This newly built 3,663-square-foot, four-bedroom, four-and-a-half-bath home is in the Aurora subdivision on Bentonville’s rapidly developing southwest edge.

A large kitchen sits at the center of the main floor with direct access to the backyard. The covered porch and level yard provide usable outdoor space for gatherings or recreation.

Neighborhood amenities include separate adult and family pools, a dog park, bike repair station, sports court, elevated fitness course, open-air clubhouse and a playground.

The kitchen includes a quartz island, black-and-oak cabinetry, premium appliances and a walk-in pantry.
