So far this year, 96 houses have sold for $1 million or more in Bentonville, according to The Bentonville Bulletin’s analysis of sales data. In November, six such sales were recorded. A decade ago, homes at this price in Bentonville were a rarity — in 2015, only two sales within the city limits crossed the $1 million mark.

No. 2: 405 Trails End Ln ($1,390,000)
It’s shiplap, shiplap, shiplap in this house – it’s on both the walls and ceilings. Built in 1979 and renovated in 2022, the home has 3 beds and 2.5 baths across 2,322 square feet. At about one third of an acre, the lot wouldn’t be unusual on the edge of town, but downtown it’s large enough that the listing called it “oversized.”

The spacious back patio is an unexpected surprise with this 3 bedroom, 3 bath, 2,625 square foot modern townhome located in downtown Bentonville. Natural light fills the home through large windows, with some offering views of Park Springs Park.

This townhome has both a first-floor patio and a second-floor balcony that will both overlook an amphitheater once the transformation of Dave Peel Park is complete. A second patio at the back rounds out the outdoor spaces. Inside, the living area is defined by a split-level step up into the kitchen. The home has two bedrooms and three baths.
No. 5: 310 NW 5th St. ($1,100,000)
Hey, whatever happened to building stuff with bricks? This downtown townhouse’s full masonry exterior is just one of the traditional elements in its design, which also include copper gutters, patterned wallpaper, classic millwork and trim details, and even a gas lantern for a porch light. The home has 3 bedrooms and 4 baths across 2,277 square feet.
No. 6: 9 Hanna Dr. ($1,065,000)

This 4-bed, 5-bath home spans 4,215 square feet and sits on about 1.5 acres. With all that square footage, there’s room for a formal dining room and sitting rooms. It’s at the end of a cul-de-sac near Coler Mountain Bike Preserve, with a backyard that slopes down into a wooded area.
Some disclaimers: This list covers homes within Bentonville city limits only, not the broader region. The analysis relies on data reported by the Benton County Assessor.
