In 2025, nearly 100 homes within Bentonville city limits sold for $1 million or more. A decade ago, prices that high were rare. In 2015, only two homes crossed that threshold.
In the first three months of this year, at least 17 home sales reached the $1 million mark, according to public sale records.
Here are the most expensive houses sold in Bentonville in March:
No. 1: 102 N.E. F St. ($1,919,500)
5 beds | 5 baths | 3,054 square feet
This downtown Bentonville home leans hard on its landscaping. Out front, manicured hedges and flowering vines earned the city's yard-of-the-month award. The backyard features an outdoor dining area with multiple cooking tops as well as a fire pit, a fireplace and a heated plunge pool.
Inside, marble countertops and floors meet a sprinkle of bold wallpapers, including one patterned with flamingos. A studio apartment sits above the two-car garage.
No. 2: 424 S.E. D St. ($1,600,000)
3 beds | 4 baths | 3,300 square feet
This open-concept townhouse across from The Meteor splits entertaining and living across separate floors.
The front facade features floor-to-ceiling windows, and metal and glass elements define the home inside and out.
Three fireplaces, separate media and family rooms, a rooftop terrace and a studio apartment above the garage round out the property.
No. 3: 226 S.E. B St. ($1,575,000)
4 beds | 4 baths | 2,702 square feet
With the home's proximity to other downtown businesses, the listing starts by floating the possibility of a live-work setup (perhaps a wine shop?).
The exterior brick reappears inside as accent walls. On the open-concept first floor, four large arches stand in for interior walls. The home also has an "oversized" two-car garage and a private side patio.
No. 4: 424 S.E. C St. ($1,465,000)
4 beds | 4 baths | 2,835 square feet
The promotional materials for the development describe the design as a "reimagining of the Craftsman Revival style."
Oak floors and built-in cabinets, paired with copious windows, give the interior an airy, sunny feel. A two-car garage and a private mother-in-law suite sit on the first floor, and stairs lead from the street up to the main residence.
No. 5: 447 N.W. C St. ($1,370,000)
3 beds | 2.5 baths | 2,750 square feet
No. 6: 445 N.W. C St. ($1,352,750)
3 beds | 2.5 baths | 2,750 square feet
Two of the townhomes in this fourplex sold within a few weeks of each other. Both feature brick exteriors, white oak floors, cedar-shingle porch awnings and black aluminum-clad wood windows.
From the bathroom wallpaper to the bonus room carpet and stairwell railings, the homes present as distinctly less modern than many of the newly-constructed townhomes in the downtown area.
No. 7: 2808 Palisades Circle ($1,199,000)
4 beds | 4.5 baths | 5,296 square feet
This sizable home is near Coler Mountain Bike Preserve, with copious windows and two decks. Other features include high-end appliances, quartz countertops and a butler's pantry. The primary suite's closet has direct access to the laundry room. The finished basement could be turned into a home theater, wine cellar or fitness area, the listing notes.
No. 8: 400 S.W. Autumn Hills Road ($1,110,717)
4 beds | 5 baths | 4,240 square feet
This newly constructed home in the Autumn Hills development on the west side of Bentonville features 20-foot ceilings and a large deck suited for entertaining. Other details are slim in the listing, likely because the home was unfinished at the time of listing.
No. 9: 1310 Bella Vista Road ($1,050,000)
5 beds | 4 baths | 3,066 square feet
Part of a new pocket community — a cluster of homes built on small lots and oriented around a shared common space, this house sits on roughly an eighth of an acre north of what most would consider downtown Bentonville. A wrap-around porch offers enough space for a few rocking chairs, and the open floor plan inside is finished with light wood flooring and accents.
