Most Expensive Homes Sold in Bentonville in September

So far this year, 90 houses have sold for $1 million or more in Bentonville, according to The Bentonville Bulletin’s analysis of sales data. In September, six such sales were recorded. A decade ago, homes at this price in Bentonville were a rarity — in 2015, only two sales within the city limits crossed the $1 million mark.

No. 1: 410 NW 6th St ($2,500,000)

This home has six bedrooms and six bathrooms across 4,563 square feet and also includes a guest apartment. Built in 2018, it features floor-to-ceiling windows, a pool, and a high-end smart home system. It sits in a quieter part of downtown — away from the hustle and bustle of the square but still close to amenities. Excluding properties destined for redevelopment, this appears to be the third most expensive home sold in Bentonville so far this year.

No. 2: 407 NW Linebarger Lane ($2,050,000)

This 8,257-square-foot, 5-bedroom, 7-bath home is located in north Bentonville. When entering, visitors are greeted by a grand staircase in the foyer. Each bedroom has its own en suite bathroom, and according to the blueprints included in the listing, there’s also a bonus room, recreation room, theater room, and two exercise rooms. The two-acre lot includes a pool, multiple areas for entertaining, and a multipurpose court that can accommodate basketball, pickleball, or tennis.

No. 3: 244 SW D St ($1,635,000)

It’s a ten-minute stroll from this home to the downtown square. Built in 2015, the brick exterior and traditional design elements more closely resemble the historic homes of downtown Bentonville than something you’d expect to find in a newer subdivision. The home has three bedrooms and three bathrooms across 2,956 square feet. It includes a fenced front yard, but the cozy, private patio in the back leaves little room for greenery on this roughly 1/8-acre lot.

No. 4: 403 W Central Ave ($1,500,000)

This rather unassuming two-bed, two-bath, 2,012-square-foot home fetched a hefty price, likely due to its premium downtown location and relatively large half-acre lot. The listing photos show more dated features than most higher-end homes sold in Bentonville, pitching it as a “top investment opportunity” for remodeling or for constructing a new home.

No. 5: 503 NW D St ($1,281,000)

This unique A-frame home is just 1,126 square feet, but the property also includes a 713-square-foot guesthouse in the back. The main house offers open living and dining areas, two bedrooms, and patio spaces. The guesthouse has two more bedrooms. Multiple fireplaces and exposed wood beams throughout give the property a cabin-like feel despite its downtown Bentonville location. The property previously operated as a successful short-term rental, and both the main house and guesthouse are now back on Airbnb following the sale.

No. 6: 11 Darian Drive ($1,280,000)

This 5,456-square-foot home on a half-acre lot might be considered downtown, depending on who you ask. It’s in the Glenbrook subdivision, tucked behind Memorial Park and mere moments from Crystal Bridges. Every room feels spacious in the home, which has 6 bedrooms, 5 bathrooms, and multiple living rooms and kitchens. Other features include a heated/cooled flex room with a garage door, a nook under the staircase (think Harry Potter but less sad), and a well-landscaped backyard.
